Development of the Hat Factory – more appeal with comprehensive real estate development

The nearly 90-year-old former factory building with a red-brick facade in Sörnäinen, Helsinki, underwent a transformation that was completed in the fall of 2024. The property, known as the Hat Factory, now offers a vibrant environment for various businesses, which can now enjoy the updated visual identity as well as the renovated stairwells, lobbies, entrances, and signage. The goal of the agilely executed plans was to increase the property’s value and attract tenants, while also improving the experience for visitors and tenants alike.

Approach

The common areas of the building did not continue the strong appearance of the handsome facade and factory building, leaving the experience of visitors or tenants dull – and partly unsafe, as lighting or signage had not been updated for a long time. Together with the client, we started brainstorming better solutions to increase the property’s value and attractiveness with an agilely executed and replicable plan.

During the preliminary design phase, alternative directions for the brand were explored. The chosen concept was a rugged look that well represents the Hat Factory, drawing from industrial history and the existing color scheme – but with a modern touch. At the same time, we developed different concept directions for the spaces using mood boards. By mixing proposals, the final concept emerged, featuring a similar industrial style as the appearance.

The client’s sustainability goals were taken into account during the design process. We made renewal plans for carefully considered parts of the space and paid special attention to lighting control. The implementation design was carried out in small units, one stairwell at a time, for practical reasons. Such a complex building presents its own challenges in this type of implementation design, but we succeeded in maintaining consistency between different spaces. We were responsible for the design and implementation of the brand identity, as well as the conceptual and implementation design of the stairwells, lobbies, entrances, and signage of the old factory building.

Result

The renovated Hat Factory is now a vibrant environment for various operators. We created a modern, appealing, and clear visual look for the property, with a touch of industrial history and a contemporary twist. During the project, the six stairwells with their lobbies underwent the most significant transformation, and the main entrance also received quite a facelift. In addition to the spaces, the Hat Factory’s website was updated to match the new look.

The final result matches the original concept plan and meets its objectives. The familiar color tones from the look are repeated in muted shades on the interior surfaces and signage. The color divisions on the walls also highlight the building’s previous use as a factory. In addition to the muted color tones, the key yellow color of the look is utilized in the spaces, such as in the elevators and handrails, to emphasize movement. The last to be renovated were the building’s main lobby and its stairwell and entrance. The same spirit continues in the main lobby with various materials that further enhance the property’s appearance and value immediately upon entering.

The renovation has received positive feedback from the client, as well as from the tenants and visitors working in the property. Compared to before, the current spaces are more comfortable, attractive, and bring cheer and light to the darkest months of the year.
